The Planning Officer refused on the grounds that:

The proposed development would result in inappropriate development in the Green
Belt. The proposals are considered not to represent complete redevelopment of a
previously developed site which would not cause substantial harm to the openness of
the Green Belt, as the land is not considered to be previously developed. The proposed
development would have a detrimental visual and spatial impact on the openness of the
Green Belt due to the introduction of urban development into an open rural countryside
area.

The proposed development would sit at odds with the established character and
dominate views along Sandy Lane. The proposed side elevations negatively impact the
surroundings due to their scale, width and design, which have a direct relationship with
the countryside and the transition between the rural and urban.

Insufficient information has been submitted to assess the impact of the proposal on
trees and hedgerows.

There is insufficient supporting information to assess the impact of the proposals on
landscape character of which the site lies within the Wilmslow Landscape Character Area
B2 Morley identified within the Wilmslow Neighbourhood Plan accompanying Wilmslow
Landscape Character Assessment.
