    application dwelling and cause the dwelling to appear as three storeys in height when
    viewed from the sides and rear. Owing to the absence of similarly scaled dormers and
    three storey dwellings in the local area, this would be out of keeping with the character
    and appearance of the dwelling and surrounding area”.
  • “The proposed roof works, primarily the rear dormer but also the increased ridge height
    and roof pitch, would give the dwelling an overbearing appearance when viewed from the
    neighbouring dwelling at No.18 Stockton Road, and as such would have an unacceptable
    impact on the residential amenity of these neighbouring occupiers. The rear facing
    sliding door in the proposed dormer would allow significant views outwards, resulting in
    a detrimental impact on the residential amenity of these neighbours”.
