
A planning application from Story Homes to build 40 new homes on land off Ryleys Lane in Alderley Edge has been identified by Wilmslow residents as potentially having an impact on the Whitehall Brook at Alderley Road/A34 Roundabout.
In this area there have been a number of flooding issues affecting properties and causing road closures in recent years. Most recently in January 2025 when 13 homes were inundated with flood water and residents were evacuated.
Although this proposal is initially for 40 homes, the applicant has indicated that they will be looking to build up to 135 homes in total on the whole of plot.

For the initial application ( 25/4694/FUL ), the developer has provided Flood and Drainage Reports as a requirement for planning regulations.
These reports identify that there is a ‘main river ( unnamed )’ running across the site. Whilst the development would be required to deal with its own surface water on site, excess surface water would drain into the unnamed river.
This river feeds into Mobberley Brook and then Whitehall Brook which flows towards Brook Lane, across Alderley Edge Golf Course, and under the roundabout on Alderley Road/A34 Roundabout ( see map above – cross hairs show approx. site of development ).
Residents have until the 3rd March to make comments on the application. Alderley Edge Parish Council has been consulted on the proposal as it falls within their boundary and not Wilmslow. The decision on all planning applications is made by Cheshire East.
