Refused

The Planning Officer refused on the grounds that:

  • The proposed development, by reason of its scale, height, massing, density, layout
and siting within the resulting subdivision plot, would result in an overly intensive and
cramped form of development that would fail to respond positively to the established
spatial character of the area. The proposed dwelling, occupying an elevated position
relative to neighbouring development and in close proximity to adjoining boundaries,
would appear unduly prominent within the site and would erode the spacious pattern of
development that contributes significantly to local character and distinctiveness. The
proposal would fail to preserve the character of the garden land setting and would not
represent a form of development that reinforces local distinctiveness.
  • The proposed dwelling, by virtue of its scale, height, massing, siting and elevated position relative to No. 18 Macclesfield Road, would create an overbearing and visually intrusive form of development that would result in an unacceptable sense of enclosure, material loss of outlook and a reduction in the availability of sunlight to the private amenity areas serving that property. Taken cumulatively, these impacts would cause unacceptable harm to the living conditions of the occupiers of No. 18 Macclesfield Road and would fail to achieve an appropriate relationship with surrounding development.
